
Being your “Welfare Officer” I am here to help you to understand your rights! Of course you don’t always know what to expect when moving into your new home, but there are simple things you should know:
If you live in a property with two or more people who are not related to you or a partner and at least one of you pays rent, share kitchen, bathroom or toilet facilities....... you probably live in an HMO.
Your deposit should be put in a scheme 14 days after giving the deposit over and you should have a deposit receipt.
If you have any problems with your housing both on and off campus, please do contact us at the Students’ Union.
We can help in a variety of ways:
• Mediating disputes between student tenants and landlords.
• Working with Swansea City Council Environmental Health Department solving HMO licensing or state of repair issues.
• Signposting you to specialist advice and support.
By making us aware of problems we can work with SMU accommodation services, private landlords, and national government to catalyze positive change in housing policy and legislations.
There is some handy information below which can help in all aspects of your housing, I have produced a booklet with an inventory, which may be helpful when first moving into your house and knowing general knowledge about students housing and you. I have hard copies in the office at Mount Pleasant if you would like to pop in and get one.

Also signing a contract is also pretty daunting, especially if you haven’t signed a contract before. Pop into the union if you want us to go through your contract before signing as we might be able to tell you things you didn’t know. We also put together a handy list of question for when you are ready to 'sign the contract', so print it off and stick it in your pocket.
